Home Buyer Services
We provide the following services:
- We negotiate the terms of your transaction as your real estate broker. We call your prospective sellers and negotiate the purchase per your instructions.
- We draft one Purchase Agreement for you and see that your interests are protected. We hold the earnest money deposit in trust.
- We monitor your loan process and work with you on any questions or problems that arise.
- We review the home inspection and negotiate any changes to the Purchase Agreement required by the same.
- We review all documents you will be asked to sign at closing.
- We attend the closing with you.
- We advise you of your rights if the sellers breach.
- We are with you through the entire process to answer your questions.
Our fee is $1,199.00, $500 of which is due at the time you retain us to represent you, and the remainder is paid at closing. We accept cash, checks, VISA, Mastercard and Discover. (Seller does NOT owe us a real estate broker fee in addition to your fee.) Standard closing costs are not included in this fee. If you have already found the home you want to purchase and have completed the negotiation process, consider our abbreviated services, which provides steps 2 through 8 on the above list. The fee for the abbreviated services is $550.00 as your attorney (but could be more if extra time and legal service is needed), $250.00 of which is due at the time you retain us and is non-refundable. The remaining balance is paid at closing. (Seller does NOT owe us an attorney fee in addition to your fee)
